Crawlspace Encapsulation

The full restoration. The crawlspace is cleaned out, lined wall-to-wall with a heavy-duty barrier, vents and gaps are sealed, and humidity is actively controlled — turning a damp cavity into a clean, dry, conditioned space.

Vapor Barrier Installation

A thick, reinforced liner installed across the crawlspace floor with overlapped, sealed seams and careful cuts around piers and plumbing. It stops ground moisture from evaporating up into your framing, floor after floor.

Simple Ground Cover

A straightforward sheeting laid over the crawlspace floor to knock down ground dampness and tidy the space up. It's the budget-friendly starting point — honest, useful, and clear about its limits.

French Drains

A French drain gives groundwater somewhere better to be. We trench along the inside of the foundation, set a perforated pipe in washed gravel, and route the water it collects to the sump basin or out to daylight — so it never gets the chance to pool under your home.

Sump Pump Installation

What's the difference between a vapor barrier and encapsulation?+

A vapor barrier is the liner itself: heavy-gauge material across the floor with sealed seams, fitted around piers. Encapsulation is the complete system built around that liner — it also runs up the walls, the vents and access are sealed, and humidity is actively controlled, usually with a dehumidifier. A barrier handles ground moisture; encapsulation handles the whole space.

Is simple ground cover ever the right choice?+

Yes — for a crawlspace that's already dry, with no standing water or humidity problem, basic ground cover is a reasonable, economical tidy-up. We'll tell you plainly if that's your situation. If moisture is active, though, ground cover alone won't fix it, and we'll explain why a vapor barrier or encapsulation is the better spend.

My dryer vents into the crawlspace. Is that a real problem?+

It is. Every load pushes gallons of warm, moist air — plus fine lint — under your home, working directly against any moisture control you've paid for. Rerouting the vent to a proper exterior exit is usually a quick job, and it protects the rest of the work under there.

Why add LED lighting to a crawlspace?+

Because problems found early are cheap. Permanent lighting means plumbers, HVAC techs, and you can actually see — leaks, drips, and damage get spotted on a routine visit instead of after they've caused real harm. It's a small install that pays off at every future service call.

Do I need a sump pump and a dehumidifier?+

They solve different problems. A sump pump removes liquid water that collects under the house; a dehumidifier manages moisture in the air. Some homes need one, some need both, some need neither. The inspection tells us which — we won't sell you both by default.

How is a French drain different from a sump pump?+

The French drain is the collection system: a gravel trench with a perforated pipe that catches groundwater along the foundation and moves it along. The sump pump is the exit — it lifts the water collected in the basin and sends it away from the house. The drain feeds the pump, so a wet crawlspace often needs the drain first to give the pump something to pump.

Can services be combined into one visit?+

Usually, yes — and it often makes sense. Encapsulation naturally bundles liner work, vent sealing, and a fitted door; adding insulation or LED lighting while the crew is already under the house saves repeat trips. Your plan will group the work sensibly.
